Our Company

GreenHawk Partners, LLC (GreenHawk) was created in 2002 and is headquartered in Raleigh, North Carolina.  GreenHawk purchases and redevelops “urban infill” sites throughout the Southeastern United States, with a particular emphasis on industrial land burdened with varying levels of environmental issues.  In the short time since our founding, we have invested more than $80 million of equity capital to acquire, remediate (where necessary), and re-entitle almost 500 acres of under-utilized properties throughout North and South Carolina.  To date, our projects have resulted in the creation of more than 5,000 “infill” residential opportunities of all types and at least 1 million square feet of new retail potential.  Because all of our projects involve abandoned or under-utilized urban infill sites, they have been hailed as models for “urban growth without sprawl.”  

We strive above all to engage the public interest with commercial and financial realities and as a result, we have enjoyed greater acceptance from both the public and private sectors than is usual for developers.  We believe in the desirability of density combined with open public spaces, and we adhere to “New Urban” concepts where sustainability, architectural variety, a sense of community and diversity, “walkability,” and access to convenient public transportation are designed in from the beginning.  Our multiple developments in the Charleston area have proven to us that the past, present, and future cannot only co-exist but must connect with each other to create a “great new place.”  We have learned to take direction from the interconnectivity that was part of the communities of the past, and to tune them for today’s tastes and realities.  GreenHawk is acutely aware of the negative impact of urban sprawl on the natural world, and how development and growth affect the fragile relationship between our planet and us.  We believe that great urban planning can mitigate this impact on the environment, and that belief is at the core of our projects. 

The principals of GreenHawk have developed more than 2 million square feet of all types of commercial and residential products throughout the United States during the last 26 years. We have remediated multiple Superfund sites and returned them to productive uses. We have crafted unique programs to assist low-income homeowners in redevelopment zones, allowing and encouraging them to “stay put” while the surrounding areas have improved with property tax increases.  We have taken advantage of available public incentives, resulting in the application of numerous additional dollars to reclaim troubled sites.
